The Walloon Minister for Spatial Planning has officially granted the permit to developer BVI.EU for the construction of Quantum Biospace.
This ambitious new 18-hectare business park, strategically located in Wavre at the intersection of the N4 and Chaussée des Collines, is poised to become a vital hub for innovation and economic development in the region.
Wavre's new hub for innovation: Quantum Biospace
Quantum Biospace is not just another business park; it's envisioned as a dynamic ecosystem tailored for the future. The project aims to consolidate various essential components for businesses, offering a comprehensive environment where cutting-edge research meets efficient production and seamless commercialisation. This comes after a thorough re-examination and validation of the dossier, despite initial appeals from local residents and the City of Wavre.
Tailored facilities for leading sectors
At the heart of Quantum Biospace are its state-of-the-art facilities. The park is meticulously designed to include advanced laboratories, modern production spaces, versatile offices, and efficient warehouses.
These spaces are specifically targeted at fast-growing companies within the life sciences and technology sectors, including burgeoning fields like biotechnology and artificial intelligence.
BVI.EU has already seen significant interest, identifying potential tenants for approximately 200,000 square meters of leasehold space, underscoring the high demand for such specialized infrastructure.
A dynamic, multi-faceted environment
The Quantum Biospace site is intelligently divided into three distinct zones to cater to diverse business needs. One zone is dedicated to research and development, manufacturing, and commercialisation, providing a complete lifecycle solution for enterprises. A third, complementary zone will feature an on-site hotel, a restaurant, and a dedicated event space. This integrated approach ensures that companies and their employees have access to a full suite of amenities, fostering collaboration and convenience.
Strategic location & connectivity
The choice of location in Wavre, at the crossroads of the N4 and Chaussée des Collines, offers unparalleled advantages. This prime position ensures excellent accessibility and connectivity, crucial for businesses involved in R&D, production, and distribution. Companies establishing their presence here will benefit from streamlined logistics and easy access to broader regional and international networks.
Navigating the path forward
While the permit has been granted, the construction will not commence immediately. The decision remains open to potential challenges before the Council of State, and some local residents have already expressed their intention to file new appeals. In a proactive move, BVI.EU plans to engage with the Wavre communal college and all parties who previously filed appeals.
This collaborative approach aims to address and alleviate concerns, paving the way for a smooth and successful development of Quantum Biospace. Businesses interested in these future-forward spaces are encouraged to monitor developments closely as this significant project moves forward.
