Strategic shift at Liège Airport: new opportunities emerge as Alibaba halts expansion

 

In a notable development for European logistics and commercial real estate, Cainiao, the logistics subsidiary of Chinese e-commerce giant Alibaba, has confirmed its decision to halt the planned second and third phases of its ambitious expansion project at Liège Airport.

 

This strategic pivot, revealed by Walloon Economy Minister Pierre-Yves Jeholet, signifies a focus on optimizing Cainiao's existing infrastructure, which was inaugurated in late 2021.

 

Unlocking prime logistics real estate

 

While Alibaba's initial development plan at Liège Airport didn't fully meet expectations, this change of direction presents a unique opportunity for other businesses seeking strategic industrial and warehouse space. The minister confirmed that Cainiao remains a crucial partner for the airport, but contractual clauses regarding land development have come into play. Cainiao fulfilled its obligations for zones 1 and 2, but not for zones 3 and 4.

 

Between 2020 and 2023, Cainiao acquired three land parcels totaling 176,496 square meters north of the airport. The company had also intended to acquire a fourth parcel of 38,800 square meters via an emphyteutic lease by the end of 2026. These unutilized land resources, coupled with potential penalties and indemnities for delays, mean that in the event of contract termination, the land would automatically revert to the airport, opening it up for new development and investment.

Despite the halted expansion, Liège Airport continues to be a highly attractive location for logistics operations. The first phase of Cainiao’s project, completed in late 2021, already includes a substantial 30,000 square meter logistics warehouse, which created 276 jobs. This existing infrastructure demonstrates the airport's capacity and appeal as a central hub for air cargo distribution across Europe.
