Limburg addresses shortage of commercial land
Businesses searching for suitable office, warehouse, or industrial space in Limburg, Belgium, will soon find more opportunities.
The province has identified a significant scarcity of available commercial land and is taking proactive steps to alleviate this bottleneck, particularly focusing on highly sought-after locations.
Prioritized business park expansions in Bree, Zonhoven, and Bilzen-Hoeselt
Following a comprehensive study by the Flemish Institute for Technological Research (VITO), the municipalities of Bree, Zonhoven, and Bilzen-Hoeselt have been selected as prime locations for immediate business park expansion.
These areas were chosen due to their minimal vacancy rates, limited existing space for new enterprises, strategic locations, and excellent accessibility. For businesses, this means future availability in well-connected and desirable commercial hubs.
Innovative strategies to create more industrial space
The province is employing a multi-faceted approach to maximize the creation of new industrial and commercial space:
Optimization of existing land: Current business park areas will be re-evaluated and optimized to ensure every square meter is utilized efficiently.
Relocation of 'weavable' companies: Businesses that are easily integrated into residential or urban centers, such as carpenters or tailors, will be encouraged or facilitated to relocate to these areas. This frees up valuable land within designated business parks for larger-scale industrial or logistical operations.
Exchange of less suitable sites: Less suitable business sites, for example, those located in water-sensitive areas, will be exchanged for new, more appropriate land better suited for commercial development. This ensures that new developments are sustainable and strategically located.
